CITY OF TRACY
DEVELOPMENT SERVICES DEPARTMENT
PUBLIC HEARING
 
     The City of Tracy City Engineer will hold a Public Hearing on March 12, 2019, at 3:00 p.m., or as soon thereafter as possible, in the City Hall, Conference Room 120, 333 Civic Center Plaza, Tracy, California, 95376, to consider the following applications:
 
A Tentative Parcel Map (Tentative Parcel Map Application Number MS18-0009), for the subdivision of certain real property approximately 13.56 acres (Property) into four (4) lots. The Property is located on the northeast corner of Tracy Hills Drive and Criseldo Mina Avenue, Assessor’s Parcel Number 253-038-004. The owner(s) of record of the Property is Tracy BPS, LLC, a Delaware limited liability company.
The proposed Tentative Parcel Map is not for development purposes. A subsequent Parcel Map must be approved prior to development occurring on the subject property.
The proposed Tentative Parcel Map is consistent with the City’s General Plan, Zoning, and the Tracy Hills Specific Plan. The project is exempt from the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15315, Minor Land Divisions.
 
A Tentative Parcel Map (Tentative Parcel Map Application Number MS18-0008), for the subdivision of certain real property approximately 115.45 acres (Property) into four (4) lots. The Property is located at Lammers Road, Assessor’s Parcel Number 240-140-47. The owner(s) of record of the Property is Surland Communities, LLC, a California limited liability company.
The proposed Tentative Parcel Map is not for development purposes. A subsequent Tentative Subdivision Map and Final Map must be approved prior to development occurring on the subject property.
The proposed Tentative Parcel Map (for non-development purposes) is consistent with the City’s General Plan, Zoning, and the Ellis Specific Plan. An Environmental Impact Report was certified by the City Council on January 22, 2013 for the Ellis Project, which included subdivision of the property. No further environmental assessment is necessary.
 
     All interested parties are invited to be present and to submit statements orally or in writing before or during the meeting.
 
     Should you decide to challenge the decision of the City Engineer you may be limited to those issues that were raised for consideration at the hearing.
