PLANNING COMMISSION
PUBLIC HEARING


The City of Tracy Planning Commission will conduct a Public Hearing on Wednesday, July 25, 2018, at 7:00 p.m. or as soon after as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, Tracy, to consider the following:

Conditional Use Permit and Development Review Permit Application Numbers CUP17-0004 and D17-0010: Valero Service Station Remodel and Expansion at 153 E. Eleventh Street – Applicant and Property Owner is Raman Bains for BFS Tracy, Inc. – The proposal is a remodel and expansion of the existing Valero gasoline service station by removing the existing retail kiosk and storage structures, relocating an existing fuel dispenser, construction of an approximately 1,400 sq. ft. convenience store building, and construction of associated modifications to the parking area. The project is categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines Section 15303 pertaining to the construction of a commercial structure not involving the use of significant amounts of hazardous substances and not exceeding 2500 square feet in floor area. RESCHEDULED HEARING: Application Numbers TSM18-0001 and D18-0007: The Applicant is Brookview West Properties and the Property Owner is JB Land Holdings LLC – Public hearing to consider applications to approve a Tentative Subdivision Map and Development Review for 22 single-family lots on the 5.6-acre site. The site is located at 4005 S. Tracy Boulevard (the former Episcopal Church site), on the west side of S. Tracy Boulevard, south of Sycamore Parkway, and north of Whispering Wind Drive, Assessor’s Parcel Number 244-020-03. The project is consistent with the density established by the property’s existing Zoning and General Plan designations. Therefore, in accordance with California Environmental Quality Act (CEQA) Guidelines Section 15183, the project does not require additional CEQA analysis.
