04 11 18 PC Public Hearing

The City of Tracy Planning Commission will hold a Public Hearing on Wednesday, April 11, 2018, at 7:00 p.m., or as soon thereafter as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, to consider making a recommendation to the City Council on the following applications and environmental impact report:

A/P13-0002, SPA18-0001 and, TSM17-0003: Applicant is Pondersoa Homes II, Inc. and Owner is J. C. Tracy Group, LLC – 11150 West Valpico Road. Applications to annex and prezone the project site and adjacent properties to Tracy Village Specific Plan Zone and Residential Estates Zone (respectively), to approve a Specific Plan, and to approve a Vesting Tentative Subdivision Map for the development of a gated community containing 590 single-family detached houses (an ‘active adult’ community) with private recreational facilities on a 135.2-acre site located at the southeast corner of Corral Hollow and Valpico Roads. Tracy Municipal Code Section 10.08.980 will be amended to add the Tracy Village Specific Plan Zone. An Environmental Impact Report (EIR) has been prepared to assess the potential environmental impacts associated with the project, and the Planning Commission will evaluate and make a recommendation to City Council regarding the certification of the EIR. All interested persons are invited to be present and to submit statements orally or in writing before or during the meeting.

Should you decide to challenge the decision of the Planning Commission, you may be limited to those issues that were raised for consideration at the hearing.
