Posted: Feb 17, 2018

The City of Tracy Planning Commission will conduct Public Hearings on Wednesday, February 28, 2018, at 7:00 p.m. or as soon after as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, Tracy, to consider the following:

CHILD CARE FACILITY TO BE LOCATED WITHIN THE EXISTING STRUCTURE AT 89 W. 7th STREET– The proposed project includes an application for a Conditional Use Permit for an existing 2,200 square foot structure to be used as a child care facility and a Development Review application for the alteration of the existing rear yard to be used as a play area consisting of hardscape, lawn, landscaping, shade structure, and storage shed (Application Numbers CUP17-0021 and D17-0021). The site is located at 89 West 7th Street, Tracy, at the northeast corner of B Street and West 7th Street (APN: 235-065-14). The child care facility is proposed to operate on weekdays from approximately 7am to 6pm with a maximum of 45 children and three staff members. The project is categorically exempt from the California Environmental Quality Act, pursuant to Guidelines Section 15303, New Construction or Conversion of Small Structures. The applicants are Arianne Mischeaux and Candice Edwards. The project planner is Genevieve Fernandez, Assistant Planner, genevieve.fernandez@cityoftracy.org or (209) 831-6435.

AMENDMENT TO THE TRACY MUNICIPAL CODE REGARDING ACCESSORY DWELLING UNITS – The proposal is to amend the Tracy Municipal Code in response to recent changes in State law (particularly Government Code Section 65852.2) regarding Accessory Dwelling Units (formerly called Second Units). This project is exempt from the California Environmental Quality Act (CEQA) pursuant to Guidelines Section 15061(b)(3), the general rule, because it does not have the potential for causing a significant effect on the environment. The applicant is the Tracy City Council. The project planner is Alan Bell, Senior Planner, alan.bell@cityoftracy.org, (209) 831-6426.

All interested persons are invited to be present and to submit statements orally or in writing before or during the meeting.

Should you decide to challenge the decision of the Planning Commission, you may be limited to those issues that were raised for consideration at the hearing.

Information concerning this matter may be obtained at the Department of Development Services, 333 Civic Center Plaza, Tracy (209) 831-6400.
