07 13 16 PC Public Hearing Notice

The City of Tracy Planning Commission will hold a Public Hearing on Wednesday, July 13, 2016, at 7:00 p.m., or as soon thereafter as possible, in the Tracy Council Chambers, 333 Civic Center Plaza, to consider:
D16-0001 and MS16-0001: Applicant is HPA Inc. and Owner is Industrial Property Trust – 1305 Pescadero Ave.
Application for Development Review to construct a 470,800 square foot industrial warehouse shell building with corresponding parking and landscape improvements, and a Vesting Tentative Parcel Map to subdivide the proposed development parcel from  the existing YRC parcel at 1305 Pescadero Avenue. The project is consistent with the General Plan EIR, certified by the City Council February 1, 2011. The Project Planner is Victoria Lombardo, Senior Planner, (209) 831-6428, Victoria.lombardo@ci.tracy.ca.us.
Application Numbers CUP15-0005 and D15-0012: Proposed 40-Unit Residential Apartment Project (Grant Line Apartments) – Applicant is Robert Harris and Property Owner is James Tong, Inc. – Public hearing to consider an application for Conditional Use Permit and Development Review for the establishment of a 40-unit residential apartment project (Grant Line Apartments), including parking and related on-site improvements on approximately 1.66 acres, situated on the North side of E. Grant Line Road, located at 321 E. Grant Line Road, (APN 214-320-83). The project is categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines Section 15332 pertaining to certain in-fill development projects. Application Number D16-0015: Proposed New Multi-Tenant, Light Industrial Building – The Applicant is Schack and Company, Inc., and the Property Owner is Gowan Family, LLC. The proposal is to construct an approximately 67,058 square foot light industrial building for one or more tenants on approximately 4.76 acres on the east side of Shamrock Way between Gandy Dancer Drive and Murrieta Way (Assessor’s Parcel Numbers 248-470-07, 08, and 09). The project is categorically exempt from the California Environmental Quality Act pursuant to CEQA Guidelines Section 15322 pertaining to infill development projects on sites of five acres or less. The project planner is Alan Bell, Senior Planner, (209) 831-6426 or alan.bell@ci.tracy.ca.us
All interested persons are invited to be present and to submit statements orally or in writing before or during the meeting.
