Posted: Mar 25, 2016The City of Tracy City Council will hold a public hearing on Tuesday, April 5, 2016, at 7:00 p.m., or as soon thereafter as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, Tracy, to consider the following:
Application Numbers GPA13-0001, SPA13-0001, ZA13-0003, DA13-0001, TSM16-0001, and TSM13-0005: Applicant is The Tracy Hills Project Owner, LLC
Public Hearing to consider certification of the Tracy Hills Specific Plan Final Subsequent Environmental Impact Report (Final SEIR), approval of a General Plan Amendment, approval of a comprehensive update to the Tracy Hills Specific Plan, approval of an amendment to the Tracy Municipal Code to add the Tracy Hills Specific Plan Zone, approval of a comprehensive update to the Tracy Hills Storm Drainage Master Plan, approval of a Development Agreement with The Tracy Hills Project Owner, LLC and Tracy Phase 1, LLC, approval of a large-lot Vesting Tentative Subdivision Map for Tracy Hills Phase 1A, and approval of a small-lot Vesting Tentative Subdivision Map for Tracy Hills Phase 1A. The Tracy Hills Specific Plan Area consists of approximately 2,732 acres located in the vicinity of the existing Corral Hollow Road Interchange and the future Lammers Road Interchange on Interstate 580. The Planning Commission conducted a public hearing on March 2, 2016 and recommended by a unanimous vote (5-0) that City Council certify the Final SEIR and approve the development applications for the Tracy Hills project.
GPA13-0006,TSM15-0001, PUD15-0001: Applicant is Bates-Stringer Ventures and Owner is Calandev – 25380 S. Lammers Road - Applications to amend the General Plan from Urban Reserve 8 to Residential Low, to approve a Vesting Tentative Subdivision Map and to approve a Planned Unit Development Concept, Preliminary and Final Development Plan for the development of 226 single-family detached houses with a private park on a 59.1-acre site. An Initial Study and Mitigated Negative Declaration have been prepared to assess the potential environmental impacts associated with the project. All interested persons are invited to be present and to submit statements orally or in writing before or during the meeting.
Should you decide to challenge the decision of the City Council, you may be limited to those issues that were raised for consideration at the hearing.
