CITY OF TRACY PLANNING COMMISSION

PUBLIC HEARING

The City of Tracy Planning Commission will conduct a Public Hearing on Wednesday, August  14, 2019, at 7:00 p.m. or as soon after as possible, in the Tracy City Council Chambers, 333 Civic Center Plaza, Tracy, to consider the following:

Residential Apartment Project: Development Review Application Number D19-0018 – The Applicant is Chris Lyon on behalf of Valpico Glenbriar Apartments, LLC; the Property Owners are Valpico Apartments, LLC and Peter and Kathleen MacDonald. On April 19, 2016, the Tracy City Council approved an application for a 252-unit, residential apartment project on an approximately 11.62-acre site located on the north side of Valpico Road at Glenbriar Drive, west of the Rite Aid Store at the northwest corner of Valpico Road and MacArthur Drive (Assessor’s Parcel Numbers 246-140-12, 246-140-13, and 246-140-14).

The current proposal, on the same site, is a Development Review Permit application for a residential apartment complex with 264 units. The project is proposed to be for moderate-income households and, accordingly, would utilize affordable housing provisions in the City’s Growth Management Ordinance. As with the previously approved project, the proposal includes three-story apartment buildings, a single-story clubhouse building, and swimming pool. A Negative Declaration was adopted on December 18, 2012 in accordance with the California Environmental Quality Act. An Addendum to that Negative Declaration has been prepared.

All interested persons are invited to be present and to submit statements orally or in writing before or during the meeting.

Should you decide to challenge the decision of the Planning Commission, you may be limited to those issues that were raised for consideration at the hearing.

Information concerning this matter may be obtained at the Department of Development Services, 333 Civic Center Plaza, at 209-831-6400. Specific questions may be directed to Alan Bell, Senior Planner, (209) 831-6426, or email alan.bell@cityoftracy.org.
